The first step is a simple one: you authorize us to file a tax grievance on your behalf by signing and returning our form before the official deadline. Your filing will not trigger a home inspection or cause your assessment to increase; the only two outcomes are a reduction or for it to remain the same.
We Negotiate with Data & Expertise
Once we file the grievance, the Nassau County Assessment Review Commission (ARC) reviews our challenge. We use our expertise, knowledge, and technology to pursue multiple rounds of negotiation to achieve the reduction you deserve. If ARC makes a settlement offer, we will advise you in writing with our recommendation, based on our analysis of relevant sales data. We can also file a separate grievance for your Village assessment if we find a strong case.
You Get Your Savings
If we are successful in lowering your property tax assessment, your savings will be reflected through reduced tax bills, corrected bills, or a refund of overpayment. We will not bill you for our services until the tax bill is published so we can accurately calculate the savings we've achieved for you. Once we file the grievance on your behalf, the Nassau County Assessment Review Commission (ARC)
has approximately 12 months to resolve our assessment challenge, according to administrative code.
If ARC makes a settlement offer, we will advise you in writing.
Our letter will include the percentage of the potential reduction, the new assessed value and a
recommendation to either accept or reject the offer based upon our review and analysis of the
relevant sales data and evidence. We have the experience, knowledge, technology and resources to
pursue multiple rounds of negotiations with ARC if necessary to achieve the assessment reduction
our clients rightfully deserve. If the offer is accepted and the reduction is implemented, you
will receive tax bills based upon the reduced assessment beginning with the current October
School Tax bill and ending with the July General Tax bill of the following year. If the offer is
rejected or no offer is made, the case may continue with an appeal filed in Nassau County Supreme
Court for a Small Claims Assessment Review ("SCAR") in April of that year. If necessary, and at
the current rate of a court-ordered $30 filing fee, we will then present the case for a reduction
before a court-appointed hearing officer, who should provide us with a hearing decision.
If we are successful in lowering your current property tax assessment, your savings will be
reflected by either reduced tax bills, beginning with the October 1st half School Tax, corrected
tax bills and/or a refund of overpayment.
However, we will not bill you for services rendered until the January of the upcoming 1st half
General Tax bill which is published by Nassau County, so that we can accurately calculate the
savings.
